Many sellers believe that the selling price of a home is determined by them and their agent. This is a popular misconception that many agents are too shy or nervous to dispel. The price of a home is determined by a buyer and nobody else. If there are no buyers then it doesn't matter if you are practically giving your house away.
Pricing your home too high does not give you any more wiggle room to negotiate, it simply turns buyers off and makes them say things like "the sellers are crazy if they think they'll get this much for this place" or "this place makes the last place look like a bargain". If I had a dollar for every time I heard that I wouldn't be sitting here trying to convince you to call me. Ultimately if a buyer does decide to make an offer they will make one that is lower than market value in order to send a "signal" to the seller. This always starts things off on the wrong foot as sellers get their feathers ruffled and buyers are already on edge because they view the impending negotiations as a war and not a meeting of the minds. In this situation, everyone walks away feeling like they lost, even if things do come together. What a lousy way to sell a house.
On the other hand pricing your home properly will entice strong solid offers on your home from serious buyers who feel the price is in the value range. What do I mean by pricing properly? Simple, price your home at market value not above and not below but just right.
